Why exteriors fail early
An exterior repaint that fails does so for one of three reasons: the surface wasn't clean, the surface wasn't sound, or the coating wasn't right for what it was going onto. Almost never because the paint itself was poor.
Everything outside is under constant attack — UV, rain, wind-driven salt, thermal movement as surfaces heat and cool through the day. Paint applied over chalky, dirty or flaking substrate has nothing to grip, and the failure shows up in the first year or two rather than the tenth.
So the sequence matters. Wash, let it dry properly, scrape and sand back anything unsound, repair what needs repairing, prime bare and problem areas, then coat. Skipping any of it saves days now and costs a full repaint later.

The coastal factor on the Gold Coast
Coastal exposure is the defining condition for exterior work on the Gold Coast. Airborne salt travels well inland, settles on surfaces and holds moisture against them. It attacks metal fixings and fascias, and it sits under any coating applied over an unwashed surface, undermining adhesion from beneath.
Sun exposure compounds it. Queensland UV degrades coatings faster than the same product would fade in a cooler climate, and north and west elevations take noticeably more punishment than the sheltered sides of the same house. It is normal for one wall of a home to need attention well before the others.
This is why the wash step is not a formality on a coastal job, and why elevation-by-elevation assessment during quoting produces a more accurate scope than a flat rate over the whole building.

What it costs
Exterior pricing turns on three things: the area to be coated, the condition of the existing surface, and access. A single-storey rendered home in sound condition is straightforward. A two-storey weatherboard with flaking paint, a steep site and scaffold requirements is a different job entirely, even at a similar floor area.
